Applicants

Yes, we require the first month’s rent due in full at the start of the lease, and will be pro-rated the following month.

All leases start with a 6-month term, and then you will have an option to renew your lease.

 

We only accept a cashier’s check or money order for both the security deposit and first month’s rent. After you move into the property, all rent payments may be done online or with a personal check.

Security deposit is equal to the monthly rent amount. It is due shortly after your application is approved.  Once you provide the security deposit, we will stop advertising and showing the property.

It depends on the property. Most of our owners do not allow pets, however, please reference the online rental listing.  If pets are allowed, we require a signed pet addendum and a $500 fully refundable pet deposit. There is no additional cost other than the refundable pet deposit.

No, your cosigner may be located anywhere in the world as long as they apply and qualify.

  1. Be currently employed or have a co-signer that is currently employed
  2. Provide your 2 most recent paystubs (submit on our rental application website

    • If you are self-employed, please provide last year’s tax return
  3. Make at least 3 times the monthly rental price in gross monthly income
    • Total of all applicants/co-signers combined monthly income
  4. Have a credit score of 620 or higher

Cashier’s check, Money order or personal check may be mailed or hand delivered to our office. Also, in your online tenant portal, you can pay rent with a checking account at no additional cost or with a debit/credit card, however, additional 3% processing fee will be charged to your card.

Please provide us with your full name, email address and phone number of all people over the age of 18 who will be occupying the property. We will send you an email with a link to our secured rental application website.

Please contact the Property Manager listed in the advertisement for the property you are interested in. We will contact you to ask some clarifying questions and schedule a showing.

Guests

Your all-inclusive quote is given in US dollars (USD), and includes: Base Rental Amount, Departure Cleaning & State/Local Taxes.

Check-in is 4pm. In order to guarantee early check-in, guest must reserve from the night prior to actual arrival day.

Check-out is 11am. There is a $50 per hour charge for any unauthorized late check-out.

Daily Rentals: A $500 security deposit is required at time of booking. For arrival within 30 days of booking, payment in full is required.

Monthly Rentals:  A down payment of 50% of the total rental cost plus $500 security deposit is required at time of booking. For arrival within 60 days of booking, payment in full is required.

Reservations that are cancelled more than 30 days prior to arrival (60 days prior to arrival for monthly rentals), there is a $100 cancellation fee.

Reservations that are cancelled within 30 days of arrival (60 days prior to arrival for monthly rentals), there will be no refund unless we are able to re-rent the property for some or all of the time you committed to and refunds may be less than the actual revenue paid.

The $500 is a security deposit. If you cancel a reservation 30 days (60 days for monthly rentals) or more days from the date of your arrival, $400 will be refunded. There is a $100 cancellation fee.

Refunds are not given for cancelations occurring within 30 days (60 days for monthly rentals) of arrival unless we are able to re-rent the property for part or all of the dates of your reservation.

No, there are no daily maid/laundry services. Our vacation rental units include a washer & dryer either within the unit or the building.

Most of our units are self-check-in. Some units require our agent to personally check you in. Please inquire with us during the booking process

All security deposits are submitted for refund within 7 days after check-out. It may take up to 3-5 business days for the funds to be returned to your credit card.

Every unit is unique and different, so please inquire with us during the booking process if you require parking.

We accept all 4 major credit cards (Visa/MC/AMEX/Discover) as well as cashier’s check/money order.

Owners

Yes, we file and pay your General Excise Tax (GET). We also pay your Real Property Tax upon request. However, we do not file or assist with personal income taxes.

We will provide regular monthly and year-to-date income statements of receipts and disbursements including copies of non-recurring invoices on a monthly basis.

In order to make sure we are able to cover all of your monthly expenses, we reserve at least 3 months’ worth of property tax, maintenance fees, etc., and distribute the remaining income to you on a monthly basis.

Late rent payments will incur an 8% additional fee. We send the tenants a letter and contact them directly to ask when they will pay their outstanding rent. Our intention is to always try to work things out with the tenant if they are responsive and want to pay their outstanding rent. However, if they are non-responsive and do not pay their rent in a timely manner then we may need to start legal proceedings to evict them and send them to collections. However, evictions are extremely rare and we try our best to avoid those situations.

No, the tenant is 100% responsible for any damage that their pet causes.

As long as your building house rules permit pets, allowing tenants to have pets is your discretion. We require a pet addendum to get detailed information on each pet that the tenant is bringing into the property.

To help property owners mitigate the costs of damage from a tenant’s pet, Hawaii Revised Statutes 521-44(b) allows for a landlord to collect a pet deposit of not more than one month’s rent. This deposit is treated the same as the security deposit.

*Please note that we cannot collect pet deposits if the pet is registered as a Service Animal or Emotional Support Animal, however, the tenant is still required to submit a signed pet addendum.

Yes, in order to maintain the safety and security of all tenants, we require all owners to change the locks/keys each time tenant moves out.

Our standard process is to ask for owners approval for any repairs over $500, however, if the repair is an emergency, i.e., refrigerator, stove, oven, water leak etc. then we must move forward with a repair or replacement without owner’s approval in order to comply with Hawaii’s law and landlord tenant code.

Any repairs under $500 will be conducted by Property Manager without the owner’s approval in order to expedite simple repairs that may be affecting the lifestyle of the tenants. However we will always use the fastest and best priced vendor available at that moment in time.

We recommend to start with a 6-month lease for all tenants in order to see if the tenant and property are a good fit. After 4 months in to the lease, we conduct an inspection of the property to check if its condition has been maintained. We will ask the tenant if they like the property and wish to renew the lease.

We advertise online using over 35 different other marketing websites including Craigslist, Zillow, Trulia, Hotpads etc.

Owners

Your property will be advertised online, using several marketing websites including Airbnb and VRBO.

Yes, we file and pay your General Excise Tax (GET) & Transient Accommodations Tax (TAT). We also pay your Real Property Tax upon request. However, we do not file or assist with personal income taxes.

In order to make sure we are able to cover all of your monthly expenses, we reserve at least 3 months’ worth of property tax, maintenance fees, etc. We can distribute the remaining income to you on a monthly basis to your US bank account.

We will provide Owner with regular monthly and year-to-date income statements of receipts and disbursements including copies of non-recurring invoices on a monthly basis.

For rental term of 1 day to less than 6 months, the management fee shall be 20%+GET of the gross rents received. Rental term of 6 months or more shall be 10%+GET of the gross rents received to ILCS as management fee.

We check your property to see if it meets our standard such as cleanliness and condition of all the appliance and fixtures. We are happy to propose you with repair and/or remodel options even when the condition of your property does not meet our standard. We may decline to manage after thorough research of your property.

Cleaning professionals check your room condition upon each cleaning, and report us if they see anything out of the ordinary. In addition, our experienced Property Manager will inspect your unit every 3 to 6 months. We will report the findings and propose repair options including upgrading options if necessary.

Expenses are including subscription fee for marketing websites and credit card fee upon each booking.

Each guest will pay for their post check-out cleaning fee.

You can stay at your property when calendar is open. Also, you can block the calendar in advance if you preferred not to accept reservation for specific period.

Please note that you will be responsible for the post-stay cleaning fee.

Property Management

Rent is always due on the 1st day of every month. There is a grace period of 4 days. Starting on the 6th of the month you will accrue an 8% penalty based on your monthly rental amount.

Starting with the second month rent, you will be able to pay your rent with a bank account or credit card (3% processing fee applies) in your online tenant portal (Appfolio). Or you may mail in a personal check to our office.

Please allow 7 business days for online tenant portal to reflect payments made during the initial processing period of starting the lease.

Shortly after you sign your lease, you will receive an email with a link to our tenant portal. After receiving the link, you will be able to create your own login/password so you are able to sign in securely during your tenancy.
